			<content:encoded><![CDATA[<p>Lease purchase investing is not everyone&#8217;s cup of tea. Although not very complicated it does have its nuances. However, if a novice investor is determined to succeed, he can certainly take advantage of the opportunity to make a good cut from a lease purchase investment deal.<br />
All investment avenues are open to situations involving an element of risk. This is true in the case of lease purchase also. But one should not allow the risk to obscure its relative advantage over other types of real estate investment. A lease purchase deal gives all ownership benefits and control to the investor without legal ownership. The position is far beneficial and very different than in any other case. A lease/purchase deal allows the investor to live in the house for a period of one year on payment of rent, with an option to buy the property at a price agreed today. For this he has to pay a nonrefundable deposit of a mutually agreed amount. This deposit is adjustable in the sale price if the investor decides to exercise his option to buy the property. On his decision to buy, a portion of the rent is also adjusted towards the final price.<br />
Lease purchase is a unique real estate investment strategy that can be used to control all types of property whether condos, single family homes, multi-dwellings or other types of real estate. The strategy can be employed in any type of market and allows the investor make a profit by commanding an increased rent/price, anywhere from 15 to 20 percent above market rates while still paying the full price to the initial seller. A serious lease purchase investor can usually close more number of deals every year as compared to other real estate investors.<br />
Here is how a typical lease purchase would work to create a win win situation for all parties. A potential seller rents out and transfers control of the property to a potential buyer/investor with an option to let him buy the property within a specified future date for a price already agreed to. The investor pays a non-refundable down deposit against the future purchase. The seller can use the deposit to avoid a foreclosure on his credit report by clearing any defaulted payment and getting his mortgage a current status or for any other purpose. With the rental income coming in each month, his mortgage payments also start getting paid on time.<br />
The investor on the other hand benefits first by saving on the rent he pays; say $1500/month. The position here is different from that in a traditional rent situation. Here the rent payments are adjustable against the final price. The down deposit he makes is as little as $10000 against a house valued $200,000. This entitles him to get into lease/purchase of the property with another buyer for above market rent, say $2000/month and a down deposit of $15000. He can negotiate for sale of the property for an above market price, perhaps $220,000! If the buyer does not exercise the purchase option, he just keeps the $15000 non-refundable deposit and looks for another buyer who can give another deposit against a fresh lease/purchase deal. </p>

An investor has one target in mind — profit. But earning the desired profit and securing it requires a comprehensive plan, and this is what we call the ‘exit strategy’. Put in simpler words, it means when and how you plan to sell your property. </p>
<p>Apart from maximizing profits, an exit strategy can also help a real estate investor in Maryland cut losses if anything falls out of place. An investor can make an exit strategy for all contingencies like slump in the real estate market of Maryland, not finding the right buyer or tenant. </p>
<p>Various factors can affect the selection of the right exit strategy. The first thing that an investor needs to select the right exit strategy for his real estate investment in Maryland is clarity of goal. The investor must decide the nature of income he wants from his property and the time when he wants to cash his real estate investment in Maryland. External factors that affect the selection of an exit strategy include local infrastructural development, market behavior, nature of investment etc. Depending on these factors the investor can consider all options available to exit a real estate investment in Maryland. <p>The investor can even plan for his heirs to inherit the property. He can gift it to them in portions don’t exceed the limit of annual gift tax exclusion, i.e. $12000 or even set up a Family Limited Partnership (FLP) and gift limited partnership interests to his heirs. </p>
<p>Let’s study a case where the investor is not looking for immediate liquidation of his real estate investment in Maryland. The investor has the option of opting for ‘tenancy in common’. Usually, investors opt for tenancy in common when they want to own a portion in a fast-developing high-end commercial property. It could be a multiplex, mall or even an office building. This way they also get rid of the liability to maintain the property and are free to sell it whenever they want. </p>
<p>An investor looking to create a regular stream of income from his property in Maryland can opt for installment sale options. This way he also ensures that the tax due on his sale is not payable at once and is divided on a yearly basis. </p>
<p>Another way of avoiding lump sum payment of tax is creation of trusts such as Annuity Trust (PAT) or Charitable Remainder Trust (CRT). These options also ensure a regular stream of income and the investor can also earn interest of the tax deferred over a span of time. </p>
<p>These are just a few examples. A real estate investor in Maryland can opt for various other exit strategies, alone or in combination. But he must take financial advice from an attorney and a tax advisor while selecting a strategy. </p>

<p>Here a few things to consider when creating a first rate newspaper ad well as the type of advertisement you should use. </p>
<p>Target Your Market </p>
<p>Consider Your Niche: First you want to decide what type of market you are trying to target. Decide on your niche and determine whether or not it targets low, medium, or high end properties. The reason I say this is because different types of clientele respond to different types of ads. </p>
<p>Determine Your Budget: Determine how much you want to spend on your newspaper advertising budget. This is an important consideration since an entire printed article is going to cost significantly more than a simple classified ad. If you are unsure, you do not want to deplete your budget and then have no responses. </p>
<p>Know Your Audience </p>
<p>Know who your audience is and find out as much as possible about the problem they are trying to solve and the reason they may be motivated to sell. Include details in the advertisement that immediately address the solution to their problem and top it off with an attention grabbing headline. </p>

You see, you can have all the real estate investment knowledge in the world, but if you can&#8217;t market effectively to find motivated sellers who are ready and willing to work a deal with you, then you have no way of turning all that knowledge into cold, hard cash.<br />
Now, let me ask you a question.<br />
Does good marketing mean&#8230;<br />
* Scouring the newspapers every day for foreclosure notices?<br />
* Buying foreclosure lists and working them, just like every other investor is doing?<br />
* Making cold-calls to home-owners who may or may not be motivated sellers?<br />
* Driving around the neighbourhood looking for foreclosure signs?<br />
OK &#8211; they are slightly loaded questions, but you can see where this is going, right? If you do what everyone else does, you&#8217;ll be forever operating in a crowded and competitive space, and finding the next deal is always going to be difficult and time-consuming.<br />
Now, if you had to imagine a scenario that was significantly more profitable, that took a lot less work and stress, and that took away the problem of constantly going up against your competition, what might that look like?<br />
Imagine, for example, that you had motivated sellers calling you. Every day. Wanting to talk to you about doing a deal on their home.<br />
* One wants to sell their home to you and then rent it back<br />
* Another just wants to sell and get out to avoid foreclosure.<br />
* A third wants to sell fast, and is happy to carry paper on the deal.<br />

How would this scenario transform your real estate investment activities? How would it transform your life if you never had to &#8216;cold-call&#8217; anyone ever again, and as many deals as you can handle simply presented themselves to you, day in, day out, year in and year out?<br />
Well, it&#8217;s perfectly possible to achieve this exact scenario through clever, targeted direct marketing that is specifically designed to bring you a constant stream of motivated sellers, desperate to do a deal with you.<br />

			<content:encoded><![CDATA[<p>Have you ever wondered why you haven&#8217;t achieved the financial success you so desire? Do you understand what it takes to reach that elusive destination, financial freedom? Anyone can have the success they desire. I dare you to become financially free.<br />
A good definition of financial independence, by the way, is the control of an income stream sufficient to support your current standard of living.<br />
You do not just fall into financial independence. More than anything else, the secret to real wealth is the mindset of wealth.<br />
So you see, my dare is not really as outrageous as it might sound at first. By accepting the challenge, you are taking the first step to acquiring the mindset of wealth. You must be resolved to the fact that with wealth building, there must be dedication. And I guarantee that the opportunity to become financially independent is waiting for you, but you have to make the decision to go for it.<br />
It&#8217;s up to you to take that step across the threshold of opportunity facing you now. It&#8217;s a decision you should have no hesitancy for. And when you do, you&#8217;re on your way to financial independence.<br />
There are four major hurdles you must jump to become financially independent. I could go into a deep explanation of each step but I will save that for another time, I really want to discuss a powerful investment strategy. But I will briefly outline the four steps to financial independence.<br />
So to get started, lets begin with the first of our skills of wealth building and that is earning. You must understand the two basic components controlling your earning power.<br />
The first of these is our ability to perform our chosen line of work, that is, how well do we do what we do. The second and probably the most important factor controlling our earning power, is the demand in the marketplace for whatever it is we&#8217;ve chosen to do.<br />
Second, you must build a financial protection account to cover all your expenses in case of an emergency, such as the loss of your income source. Saving is really the second important skill for acquiring wealth. You must have the discipline to build a protection account that will cover all your living expenses for your family, for a period of a year or two.<br />
The third step in becoming financially independent is to begin an investment program. You want to achieve the highest returns on the money that you have designated for your investment program. Your objective now is to accumulate a mass of capital that will generate sufficient income to support your lifestyle without your having to work.<br />
The fourth step to financial independence is too develop enough investment prowess to earn the extra income that allows you to fill your wants and desires. You have your needs met, but now you want to create the extra income that allows you to become financially free, this is where you can basically satisfy most of all your wants.<br />
There, now that we have the four basic steps to financial freedom. I would like to carry on with the main focus of this article.<br />
But I must make it clear that I had set up multiple Avenues of Income first, to put me in the financial situation that affords me the ability to test the waters of many different financial opportunities.<br />
So, now I would like to discuss a powerful investment strategy. This is an investment strategy that has worked well for me in all types of market conditions. And by no means is this a strategy that I designed. In fact, it&#8217;s one that has been used successfully from a time long before the modern market and the stock exchange even existed. It&#8217;s called value investing.<br />
Value investing is the best long term strategy for creating wealth that&#8217;s ever been devised. The theory behind it all is remarkably simple. You can become a value investor by investing your money only in under-valued assets. You can find under-valued assets in stocks and bonds, real estate or a wide variety of other investment opportunities. But whatever the investment asset may be, value investing boils down to the equivalent of buying dollar bills for pennies.<br />
Now, I am sure you are saying &#8220;If it&#8217;s really that easy, everyone would be doing it.&#8221; I want to assure you easy as it actually is, everyone is not doing it. As with all great ideas in the world, only a few recognize them for what they are, and fewer still then decide to act on them.<br />
Under-valued assets exist for reasons that range from fluctuations in the economy to fluctuations in human emotions.<br />
It&#8217;s important to understand, however, that you can always find undervalued assets if you are willing to look for them. And, you don&#8217;t have to do this all by yourself. Look for investment professionals who operate investment funds and companies using this strategy. Through study and practice you will learn to accurately assess values as a basis for profitable investment.<br />
Another key mindset of wealth is thinking and acting like a business person as well as an investor. Remember the better business person you are, the better investor you&#8217;ll be. And the better investor you become, the better business person you&#8217;ll be.<br />
Please also keep in mind that value investing may offer important opportunities to take an active role in creating value in your investments. For example, you might turn an unwanted piece of real estate into an income producing asset, or turn a failing business into a thriving business, or create a new product or service based on a need or want you see in the marketplace.<br />
Another form of value investing is investing in yourself and your abilities. There are many ways of increasing the cash flow into your families finances.<br />
Setting up avenues of income that could hold the possibility of creating a passive and/or residual stream of income. If you take the opportunity to set up another stream of income, you would really be increasing your ability to grow anyone of your other investments. And, there are many ways of creating an extra souse of income that doesn&#8217;t consume every spare minute that you have. To the contrary, making such a move in your life would possibly result in you&#8217;re having even more free time to do the things you love.<br />
The options are endless. The possibilities of a whole knew future are there for the taking. </p>
